Finding 01
Fire Blocking & Joist Hangers
The most-cited framing violation in California ADU inspections — invisible once sheathing goes on.
Fire blocking absent at floor-ceiling intersection, north wall bay 3. IRC R302.11 requires horizontal blocking at max 10-ft intervals in combustible construction.
2×6 flat blocking installed between studs at floor line. Joist hanger nail schedule verified — 10d nails at 3-in o.c. per manufacturer spec.
Finding 02
Beam Sizing & Shear Walls
Structural findings that a city inspector may approve on paper — until the PE review catches the span table error.
LVL ridge beam 3½×9¼ insufficient for 14-ft clear span under 30 PSF snow load. IRC Table R802.4.1 requires minimum 3½×11¼ or PE-stamped alternative.
Beam upsized to 3½×11¼ LVL. PE letter on file confirming span and load path. Bearing plates added at each end per structural drawings.

Title 24 Ventilation & Insulation
Energy code violations that sail through framing inspection — and fail final. Caught here, they cost $400. Caught at final, they cost a month.


Eave vent net free area measures 1:375 ratio — 40% below Title 24 §150.0(o) requirement of 1:150. Insulation R-15 batts compressed to R-11 effective at eave.
Continuous soffit vent strip added, achieving 1:140 ratio. Insulation baffles installed — R-15 batts now in full contact with sheathing at eave line.
